We happily welcome both appointments and walk-ins! Please check out our latest office hours on our website if you plan to stop on by.

Applying is super easy! You can complete your application online at your convenience. We give you several ways to apply online through our website. If you need any assistance along the way, just reach out!

Once you upload all the necessary information, we’ll work on your application quickly! Approval typically takes anywhere from just 24 -48 hours. We’ll keep you in the loop throughout the process!

We offer a 12-month lease term.

We encourage residents to pay rent online through the resident portal. However, we also accept payments via check if dropped off at the office or mailed.

Flex allows you to schedule your monthly payment into two smaller payments, giving you greater financial flexibility. Full monthly rent payments are provided to the property by Flex on the 1st. Sign up is available directly in your RentCafe resident portal and is reviewed for approval by Flex. Flex charges a monthly membership fee based on the amount of the credit line that is approved. The monthly membership fee is up to $14.99. A bill payment fee of 1% of your total rent is also charged, additional card processing fees apply when using a credit card.
 

Yes, renter's insurance is required. You can either purchase your own insurance or opt to pay $10.95 per month for coverage through us.

Currently, all utilities are the resident's responsibility, so they’re not included in your rent.

To set up your utilities, contact PG&E for electricity and gas. Water, trash, and sewer are billed through Conservice, and payments are due with your rent on the 1st of each month. No setup is required for water, trash, or sewer.

You can use Comcast/Xfinity for both internet and cable services.

We are located in the Vacaville Unified School District.

Yes, we offer 24/7 on-site maintenance. Work orders are sent directly to our technician for prompt attention.

You only need to be present if you specifically request to be. Otherwise, the service technician can perform the work without your presence.
